Property Description:
SOLD! This charming 5 room bed and breakfast has been operated by the same owner for nearly 13 years. The owners originally moved up to Leadville, Colorado in order to enjoy a carefree outdoor lifestyle. Avid skiers, they enjoyed the slopes on a daily basis, until they became occupied with raising a family! This property is ideally located for the outdoor oriented innkeepers, particularly those who enjoy skiing, as Leadville is virtually surrounded by several world class ski areas.
The inn has 5 nicely decorated bedrooms, all with their own private baths. 2 of the rooms have been retrofitted with large 2 person air-jetted Jacuzzi tubs, and those are enclosed in the newly added exterior turret that you see on the front of the property.
The cozy innkeeper’s quarters consists of a one bedroom suite found just off of the kitchen. Once your guests have retired for the evening, the innkeeper’s can find privacy as all of the guest rooms are all on the second floor. One has its own private entrance, several have gas fireplaces, all are adorable furnished. There is also an outdoor hot tub with views of some of Colorado’s highest 14’ers.
The bed and breakfast is situated just 3 blocks from the main street in Leadville. An historic mining town, Leadville was the home of Molly Brown—as in The Unsinkable—famous for surviving the Titanic, and being one of Denver’s richest early citizens. It was also the home of Horace Tabor, once one of the richest men in the US, and it was here that he made and lost his vast fortune. To this day, the Tabor Opera House still stands and is the site of the summer opera season in Leadville.
The event schedule in this town is extensive, with an abundance of both summer and winter activities. Summer and fall activities include: sailing, a trip on the highest standard gauge railroad in the country, biking, hiking, golf, fishing, carriage rides, historical tours, white water rafting, horseback riding, boating, hot air balloon rides, gold panning, museums, antique browsing, shopping, tennis, swimming, running and bicycle races, art and music festivals.
Winter activities include: skiing (x-country and downhill), sleigh rides, ice skating, snowmobiling, sledding, snow shoeing, ice fishing, antique browsing,
shopping and museums.

and in-line skaters.
Wintertime enthusiasts will find the trail snow-cat groomed, affording freestyle and classic nordic skiing, snowshoeing and winter biking. Trailheads are easily accessible,
one being just a block from the Inn!
The city is conveniently located to the ski areas of Beaver Creek, Vail, Copper Mountain, Breckenridge, Keystone and A-Basin. Ski Cooper is just 10 miles from Inn.
Occupancy levels at the in have been healthy most years, and have exceeded 60% in the past. The inn is priced on an income multiple, and is the only mountain property in the state located close to exceptional skiing that is priced as such.
